What the Realtor does depends on if the agent is the Buyer's agent or the Seller's agent. Both of them supervise the entire process, each with the idea of protecting their client's interest in the transaction. One thing to be clear on here, is that the other party's agent has no fidutiary responsiblities to you and your agent has no fidutiary responsiblities to the other party other than to be honest with the other agent's client.
The Seller's agent will make himself or herself and the property available for any inspections that are required as part of the contract. They will also coordinate with the title company closers to assist them in getting whatever documentation that is required of the seller. If a problem arises they will assist in resolving it, always doing so with the seller's interest in mind. The Seller's agent also keeps lines of communication open between the buyers and the sellers in order to facilitate a smooth transaction.
The Buyer's agent works with the buyers to see that their inspections are done and satisfactory. They will coordinate with the lender to make sure that the loan goes smoothly and if a problem arises, they make themselves available to help resolve the problem. As with the Seller's agent, the buyer's agent works with the Seller's agent to keep the lines of communication open and to resolve any issues that might arise. As the Buyer's agent does this, he or she always keeps the buyer's interest at heart.
