Seller's Information - An Overview Of The Selling Process

So, you're thinking about selling a piece of St. Louis real estate?  Maybe it's the old Homes For Sale In St. Louishomestead or maybe it's a home that's been in the family for awhile or maybe it's a piece of investment property that it's now time to dispose of?  Whatever the case, it's important that you sell the property in as efficient a manner as possible and hopefully net out as much as you can, given your particular circumstances.

Basically, when it comes to selling St. Louis real estate you have four choices.  Actually, you have five, but we don't even want to consider giving it back to the bank as a choice, do we?  Below you will find a description of these four choices, along with the pros and cons of each choice. 

FSBO (For Sale By Owner)

The first choice is to attempt to sell the property yourself.  The obvious "pro" here is that you could save yourself a ton of money on the commissions. 

The obvious "con" is that it's not as easy as it looks.  You have to worry about Marketing, Security, Negotiating a contract, Taking care of all the details of the transaction and being able to fix any problems that might arise during this process.  Also, on average a FSBO home sells for approximately 16% less than a comparable home that was listed.

List With A No-Service Company 

Listing your home with a no service company or an MLS only company is better than not being listed on the MLS.  Your home will show up on REALTOR.COM, by far the biggest real estate web site out there and agents will see your home on their local MLS systems. 

That said, you are still pretty much on your own in regards to the other services that you get by listing with a full-service real estate company.  Also, the fact of the matter is that a lot of agents hesitate to show a no-service real estate companies listings because they know that they'll end up doing both sides of the commission, sellers can be difficult to set appointments with and the fact that there is a certain amount of hostility towards these companies due to the nature of the product that they sell.  How would you feel if someone told you that they could do your job for a fraction of what you charge and then when you had to work with them, you had to do all of the work and only get 1/2 of the pay?  See my point?
